Does my home receive landscaping services?
- There are 16 different Benefited Service Area neighborhoods within Holbrook Farms; if your home is located in one of these neighborhoods, then yes, landscape maintenance is included in your services. Homes in the Master neighborhood only do not receive landscaping services and are responsible for maintaining their own yards.
What is included in weekly maintenance for the Benefited Service Areas?
- Lawns are mowed weekly during the growing season.
- All lawn edges along sidewalks and curbs shall be edged on a bi-weekly basis or as required to maintain a clean edge.
- Fertilizer is applied three times a year.
- Bedding and shrub areas will be maintained to be free of weeds, debris and overgrowth approximately every 10-15 days.
- Light tree trimming is included for trees with a canopy of 12' or less and a branch diameter of less than 2" when branches become an obstruction along driveways, walkways and entrances.
- Irrigation is inspected and tested monthly and zone times are reset according to seasonal weather. Clocks are set to service several homes within the neighborhood, so please do not adjust them on your own. The vendor will adjust the clocks accordingly.
What can be done if there are areas of concern within my yard?
- We need your eyes on the community! If you notice that there are struggling plants, sod or irrigation that may need attention, kindly reach out to the Management team at info@myholbrookfarms.com and include the address, a short description, and pictures of the problem. The Management team will alert the vendor to come and take a look as soon as possible.
- If an area of the landscaping is deemed to be damaged by pet waste, this will be the homeowner’s responsibility to repair.
How soon can I expect a resolution to the reported area of concern?
- The first plan of action for investigating an area of concern is to inspect the irrigation to ensure proper watering. Once that is established, the vendor and Management team will put together a plan of action and alert you as soon as we can. This can take anywhere from 1 day to a week depending on the issue.
- If there are areas that will need a repair on a larger scale, Management will work with the vendor for a solution and schedule this to happen as soon as possible. Replacement and enhancement projects come out of a specific budget line item called “Landscape R&M” and are scheduled as soon as possible according to the funding that is available for that season.
It looks like my yard was missed this week. What should I do?
- There are different crews that perform the mowing, trimming and weeding and they don’t always come in order. If it looks like the landscapers missed servicing your yard, please email info@myholbrookfarms.com and let us know. We will send them out again within the same week where possible to check your yard. Please make sure that your yard is free of animals & pet waste and unlock your backyard gate.
The weeds seem out of control. How long before we see results for mitigating weeds?
- With this year’s start-and-stop hold and cold weather, we have seen an increase in persistent weeds. The landscapers are in the community spraying weekly and pulling weeds. This treatment they apply needs time to work. We should be seeing a significant reduction of the weeds throughout the community by the end of June at the latest. If you don’t see an improvement in weeds within a few weeks of treatment, please kindly reach out to info@myholbrookfarms.com.
I am seeing water where there shouldn't be. What do I do?
- If you see excessive water running down the street or pooling that is caused by broken irrigation, please first reach out to Management at info@myholbrookfarms.com with a report of the address and include a picture.
If there is water that could potentially cause flooding after hours or on the weekend, please call the Emergency number: (800) 274-3165 and be sure to provide the address or area where this is happening.
Why do the landscapers assess irrigation before replacing plants or grass?
- If you email us requesting plant or grass replacement, we will always send the landscapers out to first asses the irrigation on-site. Because of ongoing maintenance needs, irrigation is often the main culprit when we see dead plants. Once the landscapers make sure your irrigation is working properly, then we can assess and schedule replacement.
Who maintains Holbrook Farms Park?
- There are several areas within Holbrook Farms that are maintained by the City of Lehi, which includes the Holbrook Farms Park. These areas include native grasses, which have been planted to benefit our localscape. Native grasses take 3-4 years to fully mature, hold moisture longer, and stabilize the soil to protect against weather. Please reach out to the City if you have a concern about native grasses.
Are there any other areas maintained by the Lehi City?
- Yes. Besides Holbrook Farms Park, Lehi City maintains several park strips and bordering city streets throughout Holbrook Farms. If you ever have a question about who maintains what, plea email us and we’re always happy to help.
