Submitting an Architectural Application
 
Homeowners must get approval from the Design Review Committee by submitting an architectural application prior to making exterior installations/modifications. An architectural application should include the 3-page questionnaire (linked below) filled out to completion, a developer issued site plan, and any example pictures that help relay information such as dimensions, color, and material being used. 
 
Design Review Guidelines
 
The Design Review Committee is tasked with maintaining the visual appeal of the community, while also implementing and enforcing design guidelines that help protect and maintain your property value.

Per the governing documents for Holbrook Farms, every resident is required to submit an application and obtain approval from the committee PRIOR to starting any exterior modifications to your home or property. 

Please refer to the design review documents for assistance when completing your outdoor projects such as landscaping, fencing, concrete, solar panels etc.
 
Any improvements made on the property before receiving approval will run the risk of being in violation or being required to make adjustments to completed projects as required by the Design Review Committee at the Homeowner's expense. 

Online Design Review Application & Questionnaire

A completed application must include all of the following:
 
1.    Application – Complete, detailed, and thorough. 
2.    Questionnaire – Complete with all questions answered.
3.    Site plan - Drawn to scale (see an application for details).
4.    Additional information if applicable. Please see the Additional Information Tab below.

If your application is complete, please email it to info@myholbrookfarms.com and we will review it as quickly as possible to make sure all necessary information has been provided before submitting it to the Design Review Committee for official review. 
 
REMINDER: The Design Review Committee has 30-45 days to review your plan after it is completed and submitted. Management will always work with you to get your completed application submitted in the most efficient way possible. 

Site Plan Instructions

The site plan refers to a residential diagram depicting the land on which the house sits, landscape topography, and any exterior features or structures. It must include the property lines for your unit and clearly mark the property as it is existing and indicate the changes you are proposing to make. 
 
The original site plan that was provided by the developer is preferable to put the proposed projects on. Site plans can also be professionally created or pulled from the Utah County Parcel Map and submitted in a PDF format document. 
 
*If your home was built by Ivory Homes, your site plan is required to be submitted on the original site plan format. You may request a copy of the original Ivory-issued site plan by emailing info@myholbrookfarms.com and include the following information:

Neighborhood: (i.e.: Master, Gardens, etc.)
Address:
Lot #:
 
 Please be sure to include the following on your site plan: 
 
  • Photo of the property as existing
  • Dimensions
  • Placement on the property
  • For any concrete, please indicate the drainage by placing arrows in the direction of the drainage on the plan
  • Irrigation: If applicable, existing irrigation should be marked on the site plan. If necessary to move the irrigation lines for your project to be completed, please contact Management to ensure the proper steps that need to be taken. Homeowners will be able to contract directly with the Landscape company to make any necessary updates to the irrigation as approved by the Management team and Design Review Committee. 
  • Any sample pictures and details for all materials being used: 
    • Mulch, stone, plants, trees, etc. 
    • Structure: Shed, Playground equipment, etc. 
    • Concrete: material, color, curbing details if applicable
    • Any other information that will clarify the materials being used

Before installing any trees in the park strip, a homeowner needs to submit and have approved a Lehi City Tree Permit. This is a city ordinance. There is no cost associated, but it is a city ordinance. Therefore, all park strip trees must be approved by Lehi City as well as the HOA's Design Review Committee. LocalScape Guidelines

Artificial Turf Resolution
